Tile roofing

The tile on a Chico house will outlive the house. The felt under it will not. Boe Roofing installs new concrete and clay tile roofs, repairs broken and slipped tile, and does the job most tile roofs over twenty-five years old eventually need: lifting the tile, putting down new underlayment, and relaying it.

Tile is the covering, but the underlayment beneath it is what keeps the water out. On an old tile roof that is the layer that fails.

What fails on a tile roof

Tile sheds most of the water, but it is not waterproof. Wind-driven rain gets under it and runs down the underlayment to the eave. When the underlayment was thirty-pound felt laid in the 1980s and 1990s, it is now brittle and cracked under the battens, and the roof leaks at the eaves and valleys even though every tile looks fine from the street.

The fix is a relay: the tile comes off and is stacked on the roof, the old felt and battens come off, the deck is repaired, a new high-temperature underlayment goes down with new battens and new metal in the valleys and at the eaves, and the same tile goes back on. It costs a fraction of new tile and gives the roof another thirty years.

New tile, and tile repairs

For a new tile roof we work with concrete tile from the major California plants and with clay where the look calls for it, and we check the framing first: tile weighs nine to twelve pounds a square foot, three to four times a composition roof, and a house framed for shingle may need an engineer before it carries tile.

Repairs are mostly broken tile from someone walking on it, slipped tile where a nail or clip let go, and cracked mortar at the ridge and hips. We keep an eye out for matching tile when roofs come off, because discontinued profiles are the hard part of a tile repair.

Common questions

Leaks at the eaves or in the valleys with no broken tile above them, felt visible and crumbling at the eave edge, and an age past twenty-five years. We can lift a few tiles and show you the felt.

Carefully, at the bottom third of each tile where it bears on the one below. Most broken tile we replace was stepped on by a satellite installer, a painter, or a gutter cleaner.

Concrete and clay tile are Class A coverings. In a fire zone the code also asks for the gaps at the eave and ridge to be closed with bird stops or mortar so embers cannot get under the tile, and we do that as part of the job.
