Roof inspections
A roof inspection is a walk on the roof and a crawl through the attic by someone who installs roofs, written up with photos. Boe Roofing does them for buyers and sellers, for insurance carriers asking for proof, and for owners who want to know how many years are left before the rains.
What we look at
From the roof: the condition and remaining life of the covering, every valley, every piece of flashing, every pipe boot and vent, the ridge, the eaves and the gutters. From the attic: stains on the underside of the decking that mark old or active leaks, soft or delaminated sheathing, the state of the ventilation, and daylight where there should be none.
The report says what the roof is, roughly how old, what is wrong, what it will cost to fix, and how many years it has if nothing is done. If it is fine, the report says that too.
Who asks for one
Home buyers, because the general inspector looked at the roof from the driveway and wrote "recommend evaluation by a roofing contractor". Sellers, who would rather know before escrow than during it. Owners whose insurer wants photos of the roof, the vents and the gutters before renewing a policy in a fire zone. And people who bought a house with a roof of unknown age and want a straight answer.
Common questions
A flat fee for a standard house, told to you on the phone. If the inspection turns into a repair or a replacement with us, the fee comes off the job.
Yes. Carriers in the fire zones ask for photos of the roof covering, the vents, the gutters and the clearance around the house. We photograph and label all of it.
If it is. A report that finds nothing wrong is a report, and plenty of roofs we look at have ten years left. We would rather see you again in ten years than once.

Say what the roof is doing, what kind of roof it is if you know, and which town you are in. We call back to talk it through and set a time to look at it. If water is coming in right now, skip the form and call.
