Roof replacement

Roof replacement

A new roof is twenty-five years of not thinking about it, if it is built right. Boe Roofing tears the old one off, fixes what is under it, and puts on a composition shingle roof that meets the Butte County fire and energy rules, with the permit and inspection to show for it.

The field: the shingles or panels over most of the roof. A replacement takes it all off to the decking and builds it back up in layers.

When a roof is done

Composition shingle in the Chico valley takes a beating from the sun more than the rain. Summers over a hundred degrees cook the oil out of asphalt, and after twenty years or so the shingles curl at the edges, shed their granules into the gutters, and crack when you step on them. On the Ridge, the same shingles last a little longer in the shade and die faster under pine needles that hold water.

We will tell you plainly whether a roof has years left. A couple of torn shingles and a bad pipe boot is a repair. Granules in every gutter, bare spots, and moss in the shade is a replacement, and spending money on patches at that point is spending it twice.

What the job includes

Everything comes off, down to the wood. California allows two layers of asphalt shingles at most, and even over one layer we tear off, because the decking is where an older roof hides its damage. Soft spots, rotted edges at the eaves, and plywood that has delaminated all get cut out and replaced before anything goes back on.

Then the roof goes back on in layers: ice and water shield in the valleys and around every penetration, synthetic underlayment over the field, new drip edge, starter strip, the shingles, new flashing at every wall and chimney, new pipe boots, and ridge cap. We do not reuse old flashing.

The rules that apply here

Every reroof in Chico, Paradise, Oroville and the county needs a building permit, and the inspector looks at the deck and the nailing before it is covered. Chico requires dry rot to be replaced and the new roof to be at least Class A, B or a 25-year product. In Paradise and in the county's fire hazard zones, Class A is the minimum, and if more than half the roof is replaced in a year the whole thing has to be Class A.

Chico sits in California Climate Zone 11, so the Title 24 cool roof rule reaches most full replacements here: the shingle has to carry a rated reflectance, or the house has to qualify under one of the exceptions, like R-38 attic insulation. We know which products pass and check the exception before the bid, so the inspection is a formality. The permit guide and the cool roof guide on this site go through both in detail.

Common questions

Most houses in Chico are two to four days from tear-off to clean-up. A steep roof, a lot of decking repair, or a house up the hill with a long haul adds a day. The roof is never left open overnight: what comes off in the morning is dried in by evening.

If there is only one layer and it is flat and dry, the code allows it, and sometimes it is the right call for a budget. We usually recommend against it. A recover hides the decking, adds weight, telegraphs every bump in the old roof through the new one, and shortens the life of the shingles on top. The bid will show both prices if you want to compare.

Tell us when you call. Panels have to come off for a reroof and go back on afterward, and that is planned with a solar contractor so the system is shut down and recommissioned properly. The roof under the array is exempt from the cool roof rule, which sometimes changes the shingle choice.

Yes. We pull it, post it, and meet the inspector. A bid that leaves the permit out is leaving out the one step where someone other than the roofer checks the work.
